The Austin Independent School District (ISD) Public Facility Corporation Board has approved the development of Anita Coy Apartments East. This project is part of a broader effort to repurpose several district sites to better serve the community.

On November 16, 2023, the Austin ISD Board of Trustees unanimously agreed to enter into an exclusive partnership with The NRP Group for the development of the Coy site. The NRP Group will be responsible for constructing affordable and quality housing for teachers, staff, and families in Austin.

“This unanimous vote is a pivotal moment for Austin ISD,” said Superintendent Segura. “By reimagining this former school site to create more accessible housing, we’re finding new and creative ways to use every resource at our disposal to support our educators. We’ll now have another tool to help attract and retain talented staff and help them live in the communities they serve.”

The Anita Coy Apartments project will feature two sites—East and West—with a combined total of 674 units, including three-bedroom options. The first phase, known as the East phase, is ready for construction and is scheduled to begin in December 2025. All tenants will have access to the same unit finishes and amenities.

Half of the apartments will be income-restricted with rent controls aimed at prioritizing teachers and staff. Approximately 67 units are designated for individuals earning up to 60% of the area median income (AMI), which translates to $52,920 per year for a single person or $75,600 per year for a family of four. Rents for these units will be $1,417 for one-bedroom apartments and $1,965 for three-bedroom apartments.

Another 270 units are set aside for those earning up to 80% AMI—$70,560 annually for an individual or $100,800 annually for a family of four. One-bedroom units in this category will rent for $1,890 while three-bedroom units will cost $2,621 per month. For comparison, market rates in the neighborhood exceed $3,300 per month for a three-bedroom apartment.

Additional plans at the site include an Austin ISD Alternative Learning Center, public green spaces, and preservation of heritage trees intended to enhance residents’ quality of life.
