The Austin Independent School District (Austin ISD) has begun construction on a new mixed-income housing project at the former Anita Ferrales Coy site. The location, which originally served as a junior high school in 1916 and hosted various schools until 2013, was repurposed after several evaluations by the district.
In August 2018, Austin ISD relocated its Alternative Learning Center to the Coy site. By 2023, the Board of Trustees approved an agreement with developer The NRP Group to provide affordable housing for district teachers, staff, and families. The Alternative Learning Center moved to Mendez Middle School in July 2025 to clear the way for redevelopment.
Three years after the initial agreement, construction is underway on a two-phase transformation that will create 341 residences on the 18-acre site. “Together, The NRP Group and Austin ISD have begun working on Phase 1 of the project which will provide 341 residences as part of the two-phase transformation,” according to district information.
The development will include two buildings offering one-, two-, and three-bedroom units. Half of these units will be rent- and income-restricted: 10% are reserved for households earning up to 60% of Area Median Income (AMI), while another 40% are set aside for those earning up to 80% AMI. The remaining half will be leased at market rates.
“Austin ISD teachers will receive priority leasing through a Preferred Employer Program,” states project documentation. Leasing for the first units is expected to begin in fall of 2027.
Residences will feature quartz countertops, stainless steel appliances, modern cabinetry, and high-end finishes. Amenities planned include a resort-style pool, co-working lounge, fitness center, parking garage, outdoor gathering spaces, walking paths, murals, and installations.
Austin ISD educates more than 72,000 students and employs over 5,000 classroom teachers across its 116 diverse school communities, including elementary through high schools as well as specialized campuses such as magnet and alternative schools. The district supports a multicultural environment where over 100 languages are spoken by students and provides instruction in multiple languages beyond English. According to its official website, Austin ISD maintains a graduation rate of 93.3 percent and surpasses state averages on SAT and ACT scores.
