Austin has third highest average lot size among largest U.S. cities, study finds

The average residential lot in Austin is 8,629 square feet, the third largest property size among the 20 largest cities in the nation, according to a new analysis based on U.S. Census Bureau data.

The study by Storage Cafe, an online storage space marketplace, also shows that Austin, with a population of 979,263, had the second largest average home size (1,865 square feet) among the biggest metro areas. The average size of Austin homes take up 21.6% of the average lot size, according to Storage Cafe.

Nationwide, the median home size in 2020 was more than 2,260 square feet, compared to 2,170 square feet in 2010, the study found. At the same time, the median lot sizes of new homes declined by nearly 18% over the decade-long time period, from 10,500 square feet to 8,700 square feet.

The average lot sizes varied widely among the largest cities, with the average lot size in Indianapolis being 10 times that of lots in Philadelphia.

Currently, the median American home price is now more than $350,000, according to the report. And the home prices in 89% of the nation’s metro areas have recorded double-digit year-over-year increases in the first quarter of 2021, the study said.
